- GREAT ROOM – 24’x15’ sunken living room with floor to ceiling water views and sliders to the heated pool and dock – a peaceful room for relaxation and inspiration.
- GAME/MEDIA ROOM – 25’x19’ in the lower level with great views of water and door right out to the yard. Have fun playing pool, watching movies on the flat screen TV.

Located on 2nd floor.
- GREAT BLUE HERON SUITE – 20’x15’ King bed with water views, sitting area, en-suite bath with 2 sinks, shower and private WC. Located on 2nd floor.
- EGRET SUITE – 22’x14’ Queen and twin day bed with water views, sitting areas, en-suite bath with 2 sinks, private WC. Located on 2nd floor.
- SEAL SUITE -16’x15’ Queen and twin day bed, sitting area, en-suite bath with shower, located on the main flower.
- LOUNGE – 20’x15’ large quiet area near the game room. This room has water views with a Queen sleep futon and two twin day beds on the pool level. Full bath on the same floor.
- LIBRARY – 15’x15’ sanctuary of books and games. Enjoy a good read with a view of the water. This room has water views and has Queen sleep Futon on main level. Full bath located next to library.
KITCHEN:
The fully equipped gourmet kitchen is a dream with water views, gorgeous granite counters with high end finishes and details such as self closing drawers and deep double sinks. Open to the Dining Room, and overlooking the Great Room, there is also a door from the Kitchen leading directly to the yard and pool area.

- PRIVATE DOCK great for kayaking, sailing Pochet Inlet out to Nauset Beach. Note you can dock a boat at high tide, but not allowed to dock a boat overnight. Owner will be happy to assist with making other arrangements.

WHEELCHAIR ACCESSIBILITY
Elevator reaches all floors and the driveway level. Wheelchair access to Living room, Dining, Kitchen, Library, Game Room, Screened in Porch, Swan Suite, Seal Suite, Roof top deck and Pool area. The en-suite bathroom in the Swan Suite is accessible but the shower does require a step in. There is no access to the other two-bedroom suites and one living room.

- Guests of all ages are welcome, however, the person signing the contract and is responsible for upholding the contract while on the premises cannot be a student. See contract for details of all restrictions.
- The kayaks on the property, garage, the fireplace and Jacuzzi in Master Bath is not available for use. Kayak rentals including delivery contact information is available upon request.

Once booking is confirmed no refunds will be provided at the time of cancellation for any purpose including governmental orders or suggestions that restrict or prohibit, or recommend, against the use of public areas & services in the state of MA or in the town of Orleans MA. Clients are encouraged to purchase travel insurance if needed. Reservation will be cancelled with no refund due to failure to make payments when due.
